⚡ Bloomfield Hills Home Insurance Cost in 60 Seconds

How much is home insurance in Bloomfield Hills, Michigan? As of October 2026, only one publisher prices the city: LendingTree, at $2,356 a year for a $400,000 dwelling (Quadrant data, page undated). That sample is less than half the city's $947,900 median home value (Data USA). For homes needing $750,000 to $1 million of dwelling coverage, 2026 Michigan studies run $5,158 to $7,307 a year. These are sample-house averages, not quotes; your rebuild cost sets your own cost.

Own a large home in Bloomfield Hills and the home insurance cost figures online probably look too low. They are. The one published city average prices a house less than half the size of the typical Bloomfield Hills home, and no other major rate publisher lists the city. Below: the honest stand-in range, and what really sets the bill on a high-value house.

How Much Is Home Insurance in Bloomfield Hills in 2026?

LendingTree's $2,356 a year is the only published Bloomfield Hills figure, and it prices a $400,000 dwelling; for homes insured at $750,000 to $1 million, Michigan studies run $5,158 to $7,307.

LendingTree lists the city at $2,356 a year for a $400,000 dwelling, $100,000 of liability and a $1,000 deductible, built from Quadrant Information Services quotes. The page carries no update date, so we cite it as viewed in October 2026. It's the lowest credible figure for the city, and the only one. Source: LendingTree.

That sample doesn't describe a typical house here. Data USA, compiling the Census Bureau's 2024 American Community Survey, puts the city's median property value at $947,900, so the city row is a floor for smaller houses, not a benchmark. Source: Data USA.

$947,900
Median property value in the City of Bloomfield Hills (Data USA, 2024 ACS), more than twice the $400,000 house behind the only published city premium.

For the stand-in range we use Michigan studies that price high dwelling limits. MoneyGeek (updated May 21, 2026) shows $5,158 for a $750,000 dwelling and $6,560 at $1 million. ValuePenguin (September 25, 2026) shows $6,182 at $1 million, and Insurance.com (September 30, 2026) shows $7,307 at $1 million with a $2,500 deductible. Sources: MoneyGeek, ValuePenguin, Insurance.com.

None of these is a quote, and the high tiers are statewide. If you're weighing which company fits rather than what it costs, our look at picking a Bloomfield Hills home insurer handles that. This page stays on price.

Is Your Home in Bloomfield Hills or Bloomfield Township?

Probably the township: the city has about 4,400 residents, while the three ZIP codes carrying a Bloomfield Hills mailing address hold roughly 49,600 people, and insurers rate where the property sits, not the name on the envelope.

The township's own comparison page calls them "two distinct, separate municipalities" and lists ZIPs 48301, 48302 and 48304, while the city lists only 48304. All three default to "Bloomfield Hills" as the postal city. The city runs a combined Department of Public Safety; the township fields its own police, fire and EMS. No publisher we checked has a Bloomfield Township row, so township owners have no local figure. And the municipality on your application should match your parcel, since fire protection follows the actual location. Where Do the Bloomfield Hills Figures Come From?

Five sources supply the numbers here, only one names Bloomfield Hills, and the rest price Oakland County or Michigan at high dwelling limits, each with its own sample house and date.

Why Do the Bloomfield Hills Numbers Range From $2,356 to $7,307?

The low figures price a smaller house than most Bloomfield Hills owners insure, while the high ones price $1 million dwellings with different liability limits, deductibles and carrier lists.

Dwelling size. MoneyGeek's ladder climbs from $3,733 at $500,000 to $6,560 at $1 million. LendingTree's same sample prices nearby Troy at $2,191, so the city label moves the figure by about $165 while the dwelling limit moves it by thousands.

Liability and deductibles. MoneyGeek pairs its $1 million dwelling with $1 million of liability; LendingTree uses $100,000. Insurance.com's $1 million row assumes a $2,500 deductible though a note on that page says every level uses $1,000.

County and metric. The $3,707 Oakland County figure prices a $300,000 house across many communities, and the Census median reflects existing, often older policies, which is why it lands low.

Why Doesn't Your Home's Market Value Set the Dwelling Limit?

Market value includes land and location, while the dwelling limit should equal what it costs to rebuild the house itself, which on an older custom home can land well above or below the sale price.

The Insurance Information Institute notes that "the land is not factored into rebuilding estimates." On a wooded Bloomfield Hills lot, land can be a large share of value, yet plaster walls, slate roofs and custom millwork cost far more to rebuild than standard construction. Source: Insurance Information Institute.

The stock leans older: a Census-based compilation puts the city's median year built at 1972, with about a quarter of homes built before 1960. Rebuilding to current code can need ordinance-or-law coverage, which the III says pays toward code upgrades during a covered repair. Source: Point2Homes (ACS compilation).

Extended vs. guaranteed replacement cost

Per the III, an extended replacement cost endorsement "can pay an extra 5 to 25 percent above the limits," while guaranteed replacement cost "will pay whatever it costs to rebuild your home as it was before the disaster," though only a few insurers sell it. No study above prices either separately. On a $1 million limit, a 25% extension is a $250,000 cushion; weigh that against what it adds to your quote.

⚠️ Don't insure to the sale price

A Bloomfield Hills sale price bundles in land, schools and location. Insuring to it can mean paying for land a fire can't destroy, or underinsuring a 1960s house that costs more to rebuild to code. Ask for a replacement-cost estimate with ordinance-or-law coverage shown on its own line.

What Moves the Price on a High-Value Bloomfield Hills Home?

The dwelling limit leads, followed by roof age and material, liability limits, deductibles, claims and credit history, and the add-ons a large home usually needs for valuables and water.

At a 2023 Bloomfield Township session, DTE's Trevor Lauer named "straight-line winds, especially in heavily-treed areas" as the top outage cause, and an oak through a roof is a classic wind claim. Quarter-size (1-inch) hail was reported about three miles away in Franklin on June 16, 2026, per a storm-report aggregator. Sources: Bloomfield Township, StormerSite.

Quote two or three deductible levels, and check for a separate wind and hail percentage: 1% of a $900,000 dwelling limit is $9,000 before the policy pays.

What Do Scheduled Valuables and an Umbrella Add to the Cost?

Scheduling jewelry runs about 1–2% of appraised value a year for standalone jewelry coverage in Policygenius's example, and an older industry white paper cited by Insurify put a $1 million umbrella at about $383 a year for one home and two cars.

A standard policy caps jewelry theft at about $1,500 in total, sometimes $500 per item, per Policygenius. A scheduled personal property endorsement lists each appraised piece and covers "mysterious disappearance," such as a ring lost on a trip.

Policygenius puts standalone jewelry insurance at about 1–2% of appraised value a year; at that rate a $40,000 collection would run roughly $400 to $800, a yardstick rather than a rate. It gives no rate for a scheduled endorsement, so ask for both when we quote. Source: Policygenius.

Umbrella liability

Insurify cites a white paper from RHSB and ACE Private Risk Services, an industry study more than a decade old, on a page last updated August 2, 2024: $1 million averaged $383 a year for one home, two cars and two drivers, and $5 million $608. A household with three homes, four cars and a boat averaged $563 for $1 million. Treat these as old national benchmarks; we price umbrellas at quote time. Source: Insurify.

NerdWallet says umbrella insurers typically require about $250,000/$500,000 of auto bodily injury liability and $300,000 of home liability, and that Farmers offers up to $10 million in most states; Farmers' own page lists $1 million increments up to $10 million (Farmers), and we confirm the Michigan limit when we quote.

In Michigan, 250/500 is already the auto default unless you sign a form to go lower, under MCL 500.3009. Source: NerdWallet. Our guide to comparing home and auto quotes in Bloomfield Hills shows how to line the limits up.

When Do Private-Client Insurers Enter the Price Picture?

Usually once a home needs somewhere above $500,000 to $1 million of dwelling coverage, the range where some insurers run high-value programs with broader rebuild terms and contents coverage.

Insurify describes high-value coverage as starting above $500,000 of dwelling protection, with some insurers setting $750,000 or $1 million minimums. These are typically HO-5 style forms with extended or guaranteed replacement cost, replacement cost on contents, and sometimes a cash-out option after a total loss. Source: Insurify.

Private-client insurers such as Chubb or PURE specialize in this tier. We'd look at what's available through our appointments and Kraft Lake; we don't claim to place any specific private-client carrier. Such a form can price differently from a standard policy at the same limit, so compare coverage before totals. Our Michigan high-value home insurance guide explains the differences.

What Changed for Bloomfield Hills Home Insurance in 2026?

Michigan premiums kept rising on storm losses, a 2025 DIFS bulletin now limits how insurers act on aerial roof photos, and a 2024 bulletin made labor depreciation an optional endorsement for policies renewed since July 1, 2025.

Storm losses. Michigan Advance, republishing Grist in March 2026, reported "a nearly 36 percent increase in insurance prices in the last two years" in Michigan, with Insurify projecting 3% more in 2026, and five $1 billion-plus severe storms in the state in 2024, per NOAA. Insurify cites Aon's $127 billion in 2025 U.S. severe convective storm losses. Sources: Michigan Advance, Insurify.

DIFS Bulletin 2024-26-INS (November 8, 2024). Replacing 2024-18-INS, it lets insurers depreciate labor, taxes, fees, overhead and profit in an actual-cash-value settlement only through an optional endorsement with a matching premium cut, for policies issued or renewed from July 1, 2025. Labor is a big share of a costly rebuild. Source: DIFS.

On the auto side, the MCCA fee is $84 per vehicle for unlimited PIP and $19 at other levels from July 1, 2026, through June 30, 2027. On October 12, 2026, the MCCA announced that the fee will drop for the 2027–28 assessment year, which begins July 1, 2027. Sources: MCCA, MCCA update.

🚨 If a renewal notice cites an aerial photo of your roof

Ask for the images and the exact condition cited, then send a licensed contractor's written assessment with dated photos. If the insurer won't engage, DIFS takes complaints through michigan.gov/difs.

Is Sewer Backup Covered on a Bloomfield Hills Policy?

Not automatically: Michigan's insurance department says water and sewer backup isn't covered under a standard homeowners policy unless you add it, and a finished lower level raises the stakes.

DIFS said in March 2025 that "water and sewer back-up is also not automatically covered," and flood needs its own policy. Size the endorsement to what's below grade. Bloomfield sits in the Rouge River watershed, which the township tied to increased local flooding in November 2024, and the August 2014 flood brought disaster declaration FEMA-4195 (declared September 25, 2014) for Oakland, Macomb and Wayne. Sources: DIFS, Bloomfield Township, FEMA.

If a public sewer backs up, Michigan's Public Act 222 of 2001 requires written notice to the municipality within 45 days of discovering the damage. Backups caused by a sump system, building or surface drain, gutter or downspout, or by a blockage in your service lead that the municipality didn't cause, don't qualify. Source: Ottawa County summary of Act 222.

How Can You Keep a High-Value Policy's Cost in Check?

Start from a replacement-cost estimate, quote identical limits across carriers, choose deductibles on purpose, keep the valuables schedule current, and test a bundle against separate policies.

MoneyGeek's Michigan bundle study (May 7, 2026) found discounts of 5% to 22% by carrier, including Farmers at 18% and Progressive at 5%, while Kin's 2026 survey found 22% of non-bundlers saw no savings when they tried; Kin sells insurance. Sources: MoneyGeek, Kin. Our homeowners coverage overview lists what a standard Michigan policy includes.

What Do Bloomfield Hills Homeowners Ask About Home Insurance Cost?

They ask what a median-value home costs to insure, whether a township address changes the price, how much rebuild protection is enough, what an umbrella runs and how aerial roof photos are handled.

How much does it cost to insure a Bloomfield Hills home worth around $947,900?

No publisher prices that exact house, so there's no honest single number. The closest attributed figures are Michigan averages for $750,000 to $1 million of dwelling coverage: MoneyGeek's $5,158 and $6,560 (May 2026), ValuePenguin's $6,182 (September 2026) and Insurance.com's $7,307 with a $2,500 deductible (September 2026).

Whether a $947,900 home needs that much dwelling coverage depends on rebuild cost, not market value. Land is part of the market figure and never gets rebuilt, while plaster, slate and custom millwork push construction costs up.

Does a Bloomfield Township house with a Bloomfield Hills mailing address cost the same to insure?

Not necessarily, and no publisher can tell you, because none we checked lists Bloomfield Township at all. LendingTree's $2,356 row is labeled for the city. Most homes with a 48301, 48302 or 48304 address sit in the township, which has its own police, fire and EMS.

Insurers rate where the property actually is, so the municipality on your application should match your parcel. The larger price difference is usually the house itself: the township's Census median value is $604,800, against about $947,900 for the city per Data USA.

Is extended replacement cost enough for an older Bloomfield Hills home?

The Insurance Information Institute says an extended replacement cost endorsement "can pay an extra 5 to 25 percent above the limits," while guaranteed replacement cost pays whatever the rebuild takes, though only a few insurers offer it.

Age matters here. A Census-based compilation puts the city's median build year at 1972, with about a quarter of homes built before 1960. Rebuilding an older house to current code can add costs the dwelling limit never anticipated, so pair either endorsement with ordinance-or-law coverage sized to the house.

What does a $1 million umbrella cost for a Bloomfield Hills household?

An older industry white paper cited by Insurify (page last updated August 2, 2024) put a $1 million umbrella at about $383 a year for one home, two cars and two drivers, and about $563 for a larger household with three homes, four cars, a boat and three drivers. Those are old national benchmarks, not Bloomfield Hills prices.

NerdWallet says umbrella insurers typically want about $250,000/$500,000 of auto bodily injury liability and $300,000 of home liability. Michigan auto policies already default to 250/500 unless you sign a form choosing less, so many households only need to raise the home side.

Can my insurer nonrenew my Bloomfield Hills home over an aerial roof photo?

Not on cosmetic grounds alone. DIFS Bulletin 2025-12-INS, issued June 6, 2025, says discoloration or streaking "are not valid grounds" for cancellation or nonrenewal. Insurers using aerial imagery must file those rules first, and the bulletin warns imagery can be misused when it's unclear or outdated.

If imagery drives a nonrenewal, the notice should say so, include copies of the images and give you a chance to challenge them, for example with a licensed contractor's written verification. On a large slate or tile roof, keep dated photos and repair invoices on hand before renewal season.

The Bottom Line on Bloomfield Hills Home Insurance Cost

Treat LendingTree's $2,356 as the price of a smaller house, use Michigan's $5,158 to $7,307 high-dwelling range as the honest reference for a typical Bloomfield Hills home, and let rebuild cost decide where you land.

Rebuild cost, roof, liability, valuables and water add-ons explain most of the bill, so review them before renewal, not after a claim.

Follow-ups cover the monthly cost, flood insurance rules and how the city compares with the Oakland County average.

How much is home insurance per month in Bloomfield Hills? LendingTree's $2,356 a year works out to about $196 a month for its $400,000 sample house. Michigan's $750,000 to $1 million tiers translate to roughly $430 to $609 a month. Escrowed premiums hide inside a mortgage payment, so check the declarations page for your actual annual figure.

Is flood insurance required for a Bloomfield Hills home? Only when the home sits in a FEMA high-risk zone and carries a federally backed mortgage. Oakland County's flood maps took effect September 29, 2006, and the county's viewer can't serve as an official determination, so check FEMA's Map Service Center at msc.fema.gov.

Do Bloomfield Hills homes cost more to insure than the Oakland County average? For the same sample house, not necessarily: LendingTree's $2,356 city row sits below Insurance.com's $3,707 county average, though they price different policies. The real gap comes from house size. A typical city home needs a far larger dwelling limit than the $300,000 sample behind the county figure.
