⚡ Rochester Hills Home Insurance Cost in 60 Seconds

How much is home insurance in Rochester Hills, Michigan? As of October 2026, LendingTree prices it at $2,182 a year for a $400,000 dwelling (Quadrant data, page undated). Policygenius showed $1,357 on March 2022 rates, Insurance.com's Oakland County average is $3,707 (September 30, 2026), and owners tell the Census they pay a median $1,189, a self-reported figure rather than a quote. None of these is your price; rebuild cost, roof age and water add-ons set that.

Most Rochester Hills families learn what their home insurance really costs at renewal, when the bill jumps. Look for a benchmark and the published numbers run from $1,189 to $3,707 a year, which settles nothing. Each measures something different. Below, we sort out what every figure prices, why a typical 1980s colonial or ranch here lands where it does, and which local exposures actually move the bill.

How Much Is Home Insurance in Rochester Hills in 2026?

LendingTree prices Rochester Hills at $2,182 a year for a $400,000 dwelling, while the other attributed figures span $1,189 to $3,707 because each one measures something different.

We lead with LendingTree because it is the one current premium study that names Rochester Hills and spells out its sample house: $400,000 of dwelling coverage, $100,000 of liability and a $1,000 deductible, built from non-binding Quadrant Information Services quotes. The page carries no update date, so we cite it as undated, viewed October 2026. Source: LendingTree.

Three more numbers belong beside it. Policygenius listed $1,357 for a $300,000 dwelling on March 2022 rates. Insurance.com's Oakland County average is $3,707 (September 30, 2026, $300,000 dwelling). And Census survey data compiled by MonitorBankRates puts the median reported bill for Rochester Hills owners at $1,189. Sources: Policygenius, Insurance.com, MonitorBankRates.

LendingTree's yearly Rochester Hills figure, about 12% under the $2,467 it lists for Michigan as a whole. Treat it as a sample-house average, not a quote on your home.

Where Do the Rochester Hills Home Insurance Figures Come From?

Four publishers name Rochester Hills or Oakland County, and each uses its own sample house, data type and update date, as the methodology table lays out.

Why Do Rochester Hills Home Insurance Figures Disagree?

They answer different questions: two price sample houses at different limits, one relies on four-year-old rates, one blends a whole county, and one reports what owners say they pay.

Dwelling limit. LendingTree assumes $400,000 of dwelling coverage; Policygenius and Insurance.com assume $300,000. On NerdWallet's Michigan scale, that $100,000 step is worth about $450 a year ($1,965 vs. $2,415), over half the $825 gap between LendingTree and Policygenius. Source: NerdWallet.

Vintage and scope. Policygenius's rates predate a run of increases, so treat $1,357 as a historical floor. Insurance.com's $3,707 blends all of Oakland County across its own carrier list; the same publisher puts neighboring Troy at $2,199.

Survey versus quote. The $1,189 Census median comes from owners describing policies they already hold, some years old. It shows what neighbors pay, not what a new policy costs.

What Does It Cost to Insure a Typical 1980s Rochester Hills Home?

No publisher prices a 1984 house specifically, but this age profile steers Rochester Hills quotes toward roof condition, updated systems and rebuild cost rather than the city name.

Census data compiled by Point2Homes puts the median Rochester Hills home at 1984 construction, with 21.1% built in the 1970s, 26.9% in the 1980s and 16.8% in the 1990s: roughly 65% of the housing, mostly the colonials and ranches that fill its subdivisions. Source: Point2Homes (ACS compilation).

A house built in 1984 is probably on its second or third roof, and its original furnace and water heater aged out long ago. Carriers ask for those dates because they predict claims. The same compilation counts 1,340 manufactured homes, which use a different policy form entirely.

NerdWallet's Michigan example: $5,305 with poor credit, $2,415 with good.

Should Your Dwelling Limit Match Your Home's Market Value?

No, because your dwelling limit should equal the cost to rebuild the house, while market value includes land and location that a rebuild never pays for.

The Insurance Information Institute notes that "the land is not factored into rebuilding estimates." Census puts the median owner-occupied Rochester Hills home at $409,800 (ACS 2020–2024), against $343,600 for Oakland County, and both are market values. Sources: III, Census QuickFacts.

For a 1980s colonial on a wooded lot, part of that $409,800 is the lot. The insurer owes the cost of rebuilding the structure at current labor and material prices, which can land above or below market value. On NerdWallet's Michigan table, trimming the limit from $500,000 to $400,000 saves about $435 a year ($2,850 vs. $2,415), and leaves you $100,000 short after a total loss.

⚠️ Ask about code upgrades on a 40-year-old house

Bringing an older home up to current code during a covered repair isn't automatic. The III describes ordinance-or-law coverage as paying a specified amount toward those upgrades, so ask what your policy includes.

How Do the Clinton River and Paint Creek Change the Price?

They don't touch the standard premium directly: flood needs a separate policy and sewer backup is a priced add-on, so water exposure raises your total spend rather than your base rate.

The Clinton River runs through Rochester Hills and Rochester, where Paint Creek joins it. Oakland County's flood maps took effect September 29, 2006, and the county warns its viewer "cannot be used as an official determination," so check your parcel on FEMA's Map Service Center. Source: Oakland County.

The river's recent behavior is the warning. In July 2024, 5 to 6 inches of rain washed out about 100 feet of the Clinton River Trail in the City of Rochester and flooded several homes, per FOX 2. In April 2026 it flooded downstream in Utica, where WXYZ reported a floodplain owner paying about $3,500 a year for flood coverage.

Basements are the second cost line. Michigan's Department of Insurance and Financial Services (DIFS) says water and sewer backup is "not automatically covered," so the endorsement is an added premium with its own limit; our explainer on Michigan sewer backup endorsements covers those limits. The August 2014 flood brought disaster declaration FEMA-4195, declared September 25, 2014, for Oakland, Macomb and Wayne. Sources: DIFS, FEMA.

⚠️ The 45-day clock on a municipal sewer claim

If a public sewer backs up into your basement, Michigan's Public Act 222 of 2001 gives you 45 days from discovering the damage to file written notice with the municipality. Backups caused by a sump system, building or surface drain, gutter or downspout, or by a blockage in your service lead that the municipality didn't cause, don't qualify. Source: Ottawa County summary of PA 222.

How Do Roof Photos and the Depreciation Endorsement Affect the Price?

DIFS now limits how insurers act on aerial roof images, and a separate bulletin lets you trade a lower premium for a depreciation endorsement that shrinks future claim checks.

Aerial imagery. DIFS Bulletin 2025-12-INS, issued June 6, 2025, says insurers using aerial imagery must file those rules first and should let homeowners challenge the images, or fix confirmed damage, before adverse action. Cosmetic issues such as discoloration or streaking "are not valid grounds for policy cancellation or nonrenewal." Source: DIFS Bulletin 2025-12-INS.

🚨 If a renewal notice cites an aerial photo of your roof

The notice should include copies of the images. A licensed roofing contractor's written verification with dated photos is the rebuttal the bulletin contemplates, and DIFS accepts complaints through michigan.gov/difs.

The depreciation endorsement. Bulletin 2024-26-INS, issued November 8, 2024, replaced 2024-18-INS. For policies issued or renewed on or after July 1, 2025, an insurer that wants to depreciate labor, taxes, fees, overhead and profit on an actual-cash-value claim must use a standalone, optional endorsement with a commensurate premium reduction. Source: DIFS Bulletin 2024-26-INS.

So the endorsement trims your premium now and your claim check later. The bulletin doesn't mention roofs, but roof settlement matters here: ZestyAI reported actual-cash-value roof schedules on 60% of top-10 carriers' policies in 2025, up from 10% in 2015, in filings from catastrophe-exposed states such as Texas, Oklahoma and Colorado; the report doesn't mention Michigan. Ask which basis your roof settles on. Source: ZestyAI.

Which Storms Shape Rochester Hills Wind Pricing?

Two documented local events, the September 21, 2014 EF-1 tornado and the August 27, 2024 wind line, show the kind of losses insurers price across Oakland County, not street by street.

The National Weather Service confirmed an EF-1 tornado in Rochester Hills at 5:57 a.m. on September 21, 2014, with 90 mph peak gusts on a path about 1.25 miles long. The worst damage was on Grandview and Fairlane drives, where one house lost part of its roof. Source: NWS.

On August 27, 2024, storms snapped four or more power poles in Rochester Hills, and the NWS measured a 66 mph gust at Oakland County International Airport. No study isolates what either storm did to local premiums; wind is a covered peril built into everyone's base rate. Source: NWS.

Does a Rochester Mailing Address Price Differently From Rochester Hills?

Barely, for the same sample house, but insurers rate where the property actually sits, and a "Rochester, MI" address can belong to Rochester, Rochester Hills or Oakland Township.

The Postal Service's default city name for 48306, 48307 and 48309 is Rochester; "Rochester Hills" is an accepted alias, and 48306 also reaches into Oakland Township. Source: zip-codes.com.

Rochester and Rochester Hills are separate cities. Rochester, incorporated in 1967, covers 3.83 square miles with a $473,200 median home value; LendingTree prices it at $2,179 against $2,182 for Rochester Hills. Sources: Census QuickFacts, Wikipedia.

What matters is your application. The municipality decides which fire department responds; Rochester Hills runs its own, with five stations. Our breakdown of car insurance prices in Rochester Hills covers the same address question for auto. Source: NERIS.

What Changed for Rochester Hills Home Insurance in 2026?

Storm losses kept pressure on Michigan premiums, the DIFS roof-imagery and depreciation rules now shape renewals, and the auto half of any bundle carries a new MCCA fee through June 2027.

The storm-loss trend. Michigan Advance, republishing Grist on March 21, 2026, reported Michigan insurance prices up nearly 36% over two years, with a 3% rise projected for 2026 (the projection from Insurify), and at least one $1 billion storm every year since 2011, five in 2024 (NOAA). Insurify, citing Aon, put 2025 U.S. severe convective storm insured losses at $127 billion. Sources: Michigan Advance, Insurify.

The auto side of a bundle. Your car policy carries the Michigan Catastrophic Claims Association fee: $84 per vehicle with unlimited PIP and $19 for every other PIP level, July 1, 2026 through June 30, 2027. On October 12, 2026, the MCCA announced that the fee will drop for the 2027–28 assessment year, which begins July 1, 2027. Sources: MCCA, MCCA announcement.

How Can a Rochester Hills Family Lower the Premium Without Losing Coverage?

Insure to rebuild cost, compare carriers on identical limits, test a bundle against separate policies, document every roof and system update, and weigh the depreciation endorsement deliberately.

Then test the bundle. Insurance.com's Rochester Hills row shows $5,595 bundled versus $6,668 separately, a 16% saving for its sample household, and MoneyGeek's Michigan study found 5% to 22% by carrier (Farmers 18%, Progressive 5%). Yet in a Kin survey, 22% of non-bundlers said bundling hadn't saved them money. Sources: Insurance.com, MoneyGeek, Kin.

What Do Rochester Hills Homeowners Ask About Home Insurance Cost?

They ask why the county figure runs high, whether the depreciation discount pays, what flood coverage costs, how to fight an aerial roof photo and how long a sewer claim stays open.

Why is Insurance.com's Oakland County figure so much higher than the Rochester Hills numbers?

Because it measures something else. Insurance.com's $3,707 a year, updated September 30, 2026, averages all of Oakland County for a $300,000 dwelling with $300,000 of liability, across its own list of carriers. Its carrier list and county blend differ from LendingTree's city sample.

The same publisher puts neighboring Troy at $2,199 on the same profile, about $1,500 under its county figure. So read $3,707 as a county blend, not a Rochester Hills price. LendingTree's $2,182 is the only current study naming the city.

Should a Rochester Hills homeowner take the depreciation endorsement to lower the premium?

Only after running the numbers. Under DIFS Bulletin 2024-26-INS the endorsement is optional and must come with a lower premium. In exchange, an actual-cash-value claim can depreciate labor, taxes and overhead as well as materials, which shrinks the check after a loss.

Labor is a large share of many repair bills, so a smaller payout can outweigh years of savings. Ask for the discount in dollars, ask whether your roof settles at replacement cost or actual cash value, and decide with both figures in front of you.

What does flood insurance cost near the Clinton River in Rochester Hills?

No publisher prices flood coverage for Rochester Hills itself, so there's no honest local figure to give. Flood isn't part of a homeowners policy, which is why it's absent from every average on this page. The nearest figure comes from downstream.

After April 2026 flooding in Utica, WXYZ reported one floodplain homeowner paying about $3,500 a year, against a National Flood Insurance Program average near $700. Price follows your parcel's zone and elevation, so look up your map on FEMA's Map Service Center before requesting a quote.

Can I challenge an aerial roof photo my insurer used on my Rochester Hills home?

Yes. DIFS Bulletin 2025-12-INS, issued June 6, 2025, says insurers should give homeowners the chance to challenge aerial images, or repair confirmed damage, before taking adverse action. When imagery drives a cancellation or nonrenewal, the notice should say so and include copies of the images.

Cosmetic issues like discoloration or streaking are not valid grounds to cancel or nonrenew. A licensed roofer's written verification with dated photos is a practical rebuttal. If the carrier won't budge, you can file a complaint with DIFS, and we can shop the house with other carriers.

How long do Rochester Hills homeowners have to file a sewer backup claim against the municipality?

Forty-five days. Michigan's Public Act 222 of 2001 requires written notice to the municipality within 45 days of discovering damage from a sewage disposal system event, and missing it can bar the claim. You also have to show the agency knew, or should have known, of a defect and didn't fix it in reasonable time.

Backups caused by a sump system, building or surface drain, gutter or downspout, or by a blockage in your service lead that the municipality didn't cause, don't qualify. That's why the backup endorsement matters: DIFS says that coverage isn't automatic, and it doesn't depend on proving the municipality was at fault.

The Bottom Line on Rochester Hills Home Insurance Cost

Read $2,182 as the current sample-house figure, $1,357 as a dated floor, $3,707 as a county blend and $1,189 as what neighbors report, then let your rebuild cost and roof set your own number.

For a typical 1980s colonial or ranch, the bill depends less on the city name than on the dwelling limit, the roof, the water add-ons and whether you take the depreciation endorsement.

Send us your declarations page and the years of your last roof and furnace work, and we'll show where your premium sits. You can request a Rochester Hills home quote online or call (269) 404-4049.

Common follow-ups cover the monthly figure, which ZIP codes count, manufactured homes and what a bundle runs.

How much is home insurance per month in Rochester Hills? LendingTree's $2,182 a year works out to about $182 a month for a $400,000 dwelling, and the Census-reported median of $1,189 to about $99. The first is a sample-house average and the second is what owners report paying, so neither is a quote for your home.

Which ZIP codes do Rochester Hills home insurance figures cover? Publishers don't say which ZIPs feed a city row. Rochester Hills homes use 48306, 48307 and 48309, which the Postal Service files under "Rochester," while 48308 serves P.O. boxes. Because 48306 also takes in Oakland Township, confirm your municipality when you ask for a quote.

Are manufactured homes in Rochester Hills insured like houses? No. Census data compiled by Point2Homes counts 1,340 mobile or manufactured homes in the city, 4.3% of housing units. They're written on a different policy form, so the figures in this guide, which all assume a site-built house, don't apply. Ask for a quote on the form that fits.

What does a home and auto bundle cost in Rochester Hills? Insurance.com's April 20, 2026 table lists $5,595 a year bundled against $6,668 bought separately, a $1,073 or 16% difference. Its sample pairs a $300,000 home with a 40-year-old driver carrying a clean record and 100/300/100 limits, so your household will price differently.
